2007A review of the impact that the 'Metropolitan Urban Limit' MUL, a key zoning boundary within the Auckland region, has had on the price of land. This paper is based on a modelling exercise which also considers the impact that things like distance from key nodes, distance from the coast, differential effects across local authorities, types of land (e.g. rural vs. other), population density, incomes, and relative deprivation all have on land values. The paper considers land values across a twelve year period, based on 'rateable value' data supplied by Quotable Value New Zealand.
